These programs provide affordable financing solutions for first-time homebuyers with low to moderate incomes. The new ONE+ program is just for residents in 29 qualifiying Massachusetts communities and includes a permanent interest-rate discount, along with help for your down payment and closing costs.
The MHP ONE Mortgage Program:
The ONE Mortgage is made just for first-time homebuyers in one of these towns: Arlington, Belmont, Cambridge, Chelsea, Everett, Lexington, Lynn, Malden, Medford, Newton, Revere, Saugus, Somerville, Waltham, Watertown, Winchester, and Woburn.
- With the ONE Mortgage, homebuyers enjoy a discounted fixed rate mortgage
- Private Mortgage Insurance (PMI) not required
- Financial assistance, for eligible buyers
- Based on income, ONE Mortgage customers may also qualify for an additional monthly savings during their first seven years of ownership
The MHP ONE+ Mortgage Program Starts with the ONE Program and includes even more assistance:
- Significantly discounted, fixed mortgage rates.
- Low, fixed interest rate below the Freddie Mac rate
- Down Payment Assistance and closing cost assistance
- Up to 2% of the purchase price
- Eligible Closing Costs
- No Private Morgage Insurance (PMI) required
- Low down payment requirement
Borrowers Must Meet the Basic Eligibility Criteria of ONE Mortgage:
- First-Time Homebuyers
- Complete a CHAPA-Approved FTHB Education Class
- Within the Income and Asset Limits
- Down Payment and Credit
- Primary Residency

Attleboro, Barnstable, Boston, Brockton, Chelsea, Chicopee, Everett, Fall River, Fitchburg, Framingham, Haverhill, Holyoke, Lawrence, Leominster, Lowell, Lynn, Malden, Methuen, New Bedford, Peabody, Pittsfield, Quincy, Randolph, Revere, Salem, Springfield, Taunton, Westfield, and Worcester.
